What We Do:

The EATON Team operates a property management company here in the Valley. Our specialty is smaller Commercial or Retail office buildings (between 10-20 units) as well as Multi-Unit Residential (Apartments, or 4-6 Plexes) where the total number of units does not exceed 30 units.  The EATON Team also manages a number of investor owned Single Family Homes (SFR) throughout the greater Phoenix metropolitan area.  We invite you to call our office any time you wish to discuss a property management issue.  If you do not have a need for our residential property management program at this time, please bookmark this site for future reference whenever the need for property management services may arise.

Of course, since we are a Full Service Property Management Company, we offer all the same features as our bigger competitors – i.e.: If requested by the property owner, we can establish individual owner trust accounts to ensure that your money is never used on a different property; send you monthly statements outlining how much rent was received and how much was spent for maintenance, taxes or legal fees; collect and file the city taxes on your behalf to make certain that you are not in violation of any city ordinances; find and screen potential tenants and take care of any collection issues that may come up.

Plus as noted above, we take care of the owner that chose to invest in SFRs, and smaller apartment buildings. Property Inspections:

We commit to doing a  pre-move in walk through with every tenant on every property. Any pre-existing conditions are noted.  Further, if during the inspection(s) we discover any serious repair issues, they will be repaired with the property owners permission. Then as a follow-up, we preform periodic property inspection's during the tenancy.  This is a drive-by/eyes-on exterior inspection of the curb view of your property. This helps us ensure your property is being properly maintained and cared for. If requested by the property owner, a full interior/exterior property inspection can be preformed at an additional cost. 

 

Evictions / Collections:

If rents are not paid on time (per the lease terms), we begin the processes necessary to collect rents or evict tenants.

 

Rental Listings:

We update our rental listings DAILY on MLS so that potential tenants, and the entire Real Estate community, will have the ability to search for available rental housing.
